APPRAISALS  top

 

Appraisals are needed  by banks, mortgage companies, finance and other lending institutions to:

 

  1. Establish a loan to value amount when making new loans and refinancing.

  2. Provide that information to servicing and collection departments to analyze and hopefully reduce potential repossession losses.  It gives them the data needed to make the best decisions in remarketing the collateral.

Appraisals consist of

  1. Exterior condition report

  2. Interior condition report

  3. 10 exterior and interior photos

  4. Detailed room by room condition

  5. Detailed repair list with approximate $ amount of repairs

  6. Calculation of retail value

  7. Appointments are arranged by our staff and are updated immediately to requestor

  8. Cover sheet providing attachments, obstructions and directions

  9. Environmental Survey: verify city water or well, and septic or sewerage system.

                                                                                                     

CHAPTER 13 APPRAISALS top

 

Chapter 13 Appraisals for lenders and attorney firms include all of the above information under "Appraisals", plus a summary letter for legal presentation for use in bankruptcy proceedings.

 

 

CHAPTER 13 APPRAISALS also cover appearing in court to testify when needed.

 

APPRAISALS/DRIVE-BY top

 

A Drive-by Appraisal consist of our visiting the unit and doing an exterior inspection without customer contact.   A retail value is included based on exterior condition of unit along with 3 exterior pictures and exterior condition report.

 

 

 

 

ASSET DISPOSAL UNIT (ADU)  top

 

ADUs are important to lenders who find they have a vacant unit on hand and need this valuable report package to calculate potential losses and make better decisions for remarketing the collateral.

 

Our ADU package (for vacant units) offers

  1. Exterior condition report

  2. Interior condition report (with a list of personal items remaining in unit

  3. 5 exterior and interior photos

  4. Detailed room by room condition report

  5. Detailed repair list with approximate $ amount of repairs

  6. Calculation sheet listing NADA retail and wholesale  value

  7. Cover sheet providing attachments, obstructions, and directions. 

With vacant or appraisal  units we also offer the following:   top

  • ENVIRONMENTAL SURVEY:  This service provides verification of city water or well, and septic or sewerage system, plus noticeable environmental hazards.

  • LOCK CHANGE:  Both front & back locks can be removed and re-keyed.  New keys would be mailed to client.

  • WINTERIZATION: This service is available on request and includes draining the water heater, shutting off water supply, and distributing antifreeze (recreational if available) in sink and bathtub drains & toilets.

 

 

COMPLIANCE INSPECTIONS top

This service entails our field representative to visit a location, make contact with customer and determine if customer is in compliance with agreements made between client and customer.   

 

 

OCCUPANCY VERIFICATION top

This service includes the field representative to go to specific address and verify occupancy in that residence.  At times the occupancy can be specific to a certain individual or a business.

 

 

QUALITY CONTROL top

Our field force will go to a specific address or site and determine whether the work a field representative has completed was indeed completed and in such a manner to be satisfactory to the client.  Here the client has the opportunity to verify that the work done by their own field force is done correctly and in a timely manner.

 

 

LOCATION VERIFICATION top

Our field representatives will go to location given  and verify that a business, home or specific property is there.  This can be done with and or without make customer contact, according to wishes of client.

 

 

 

 

                                                                 

COURT RECORD CHECK top

 

Court record checks are important for locating units, finding owners of the land a unit is on, and finding landlords, occupants and customers.

 

We offer our clients a service to obtain these and other public court records.

 

 

 

DRIVE-BY INSPECTIONS (NO CONTACT) top

 

DRIVE-BY INSPECTIONS, COMMERCIAL:

Drive-by inspections are utilized by commercial lenders, as well as reporting firms and insurance companies, who typically need reports before loan closing or underwriting.

 

Where no contact is required our service provides drive-by inspections which will include

  1. Exterior condition report,

  2. 2 exterior photos

  3. A list of visible attachments, obstructions, and directions

  4. Verification of occupancy

  5. Neighborhood evaluation.

 

 

 

FIELD CONTACTS top

 

When a lender's collection department cannot contact a customer by phone or mail to the customer goes unanswered, a field contact is needed.

 

The FIELD CONTACT service consists of

  1. Exterior condition report

  2. 2 exterior photos

  3. A list of attachments, obstructions and directions

  4. Leaving contact note to call

  5. Putting customer on phone (if at home)

  6. Obtaining new contact numbers

  7. Taking customer to quick collect point or watching customer mail funds to client.

 

 

 

REPAIR INSPECTIONS top

 

When a lien holder has an insurance check for repairs on their collateral, a repair inspection is needed before releasing those funds.  The repair  inspection determines if the repairs have been completed and if done in a satisfactory manner.

 

Our office sets up an appointment to verify that repairs have been completed and to obtain signed satisfaction form.

 

  

 

SKIP TRACE top

 

A SKIP TRACE is usually requested to find collateral and/or a person on the account.

 

This service provides research to the client on skip tracing an individual and/or collateral.    There is no charge if the trace is not successful.
